List context
What is a pre-foreclosure list?
A pre-foreclosure list starts with properties that have foreclosure or distress-related signals. It is meant for careful review, not as proof that a sale, auction, or owner need is certain.
Use this list to build a research queue around distress signals, then check mortgage, tax, equity, owner, sale-date, and geography fields before deciding what belongs in a file.
Ways to narrow the list
Start with the list type, then tighten it around the market and owner profile you care about. These are the filters people usually add before creating a file.
- Pre-foreclosure status, date, or distress signal
- Mortgage count, loan context, and estimated equity
- Tax delinquency, owner mailing address, and absentee-owner status
- Property type, sale history, city, ZIP, and county
Starter filters applied
These filters are applied when the list opens. You can remove them, change the geography, or add more owner and property filters before creating a file.
